This page is a repository for important condominium community reference documents and information that residents will need from time to time.  It also serves as a refresher on the governance of the community, including rules and regulations, for both current and future residents.  Relevant documents may be retrieved by clicking on pertinent links below.

Declarations and Bylaws:

 

* Orange Township Community Zoning Development Requirements: BK1362PG1669-1676  Filed at Delaware County upon Application for Amendment of Zoning Map & Zoning District approved by Orange Township. Filed 7/9/2015.

 

*Deed of Drainage and Conservation Easement: BK1397PG391-430 whereas the Ravines at McCammon Chase grants an easement to Delaware Soil and Water Conservation District which restricts certain Common Elements usage as "Do Not Disturb Lands". Filed at Delaware County, Ohio 1/07/2016.

 

* Declarations & Bylaws: BK1491PG1675-1725 for the Ravines at McCammon Chase: Filed at Delaware County, Ohio Filed March 17th, 2017.

 

* Supplemental Amendment to Declarations and Bylaws: BK1540PG1087-1095 & BK1644PG86-97 Filed at Delaware County Ohio - whereas not less than 75% of Unit Owners duly consented to a deviation of criteria for Condominium construction that allowed one Unit to be constructed without a basement. Filed 11/17/2017 & 6/20/2019, respectively.

 

* Amendments To Declarations & Bylaws: BK1992PG1028-1050 Filed at Delaware County Ohio 1) Occupancy Restrictions; 2) Leasing Amendment; 3) Initial Capital Contribution Amendment; 4) Electronic Notice, Voting, and Meeting Amendment. Filed 9/16/2022.

 

* Amendments To Declarations & Bylaws: BK2067PG1306-1316 Filed at Delaware County, Ohio concerning limited Language Changes to Comply with Ohio Senate Bill 61 (Funding Reserves, Collection of Delinquent Assessments, Record Request Limitations, Fidelity Insurance, Neighboring Land Use/Zoning, and Association Board Membership). Filed 12/13/2023. 

An Amendment filing BK2073PG1276-1281 to the initial Amendment was subsequently completed to correct typographical errors in the original document. Filed 1/25/2024.

 

Board of Directors Promulgated Rules:

 

* Community Rules and Regulations: Effective 6/20/2024 Promulgated by the Condominium Association Board of Directors and enforced by the Property Manager.

* Onyx Realty Property Management Doug Davis (614) 856-3770: Handles day-to-day community operations, Condominium Association assessments and resident concerns.  Onyx Realty also interfaces with the CA Board on all homeowner applications for modification at their condominium site.  Onyx Realty utilizes a web portal [AppFolio] for communications. 

-> Requests for exterior modifications and Architectural reviews should be submitted using the AppFolio portal (IOS or Android App Store).

-> Condominium Owner Assessments and Collection Policy is administered by Onyx Realty.  The Collection Policy was approved by the CA Board on 2/15/2023.

* Condominium Unit Limited Common Element: Individual plot maps displaying Limited Common Elements may be viewed on this website's RESIDENTS tab of the website. 

Community Services & Responsibilities (Association vs Residents]
* Landscaping and Snow Removal: Hidden Creek Landscaping, LLC. Performs all community mowing of common elements at the community. Normal mowing day is Monday; exceptions may include holidays, etc.  Maintains (flower beds & shrubs) at the two entrances and other common elements.  Condominium flower beds in the limited common elements are responsibility of condominium owner.   Removes snow accumulation of 2" or greater from community private streets (Fawn Way, Big Timber Loop and Westbrook Pl.), plus condominium driveways and walkways. De-icing is performed on roads; however, no de-icing products are used on the driveways, walkways or front porches.  [Association Responsibility]
* Pond Maintenance: Aqua Doc Performs seasonal maintenance for both ponds within the community, including but not limited to aeration and treatments for algae, cattails and other invasive aquatic vegetation.  [Association Responsibility]

* Water Service: Guardian Water Company (614) 388-6206 Guardian handles water supply for the community, which is master metered, along with individual usage meters located within each condominium unit. Residents pay for their individually metered unit water usage. Condominium owner water accounts are established by Onyx Realty at the time of unit purchase closing.  Guardian Water & Power should be contacted for any concerns or questions about an individual account billing or usage questions. * Electric Service: AEP Ohio (800) 672-2231 Provides delivery of electric service to The Ravines, including default electric supply to residents who have not selected an electric supplier (generation).  The Condominium Association Board does not get involved in electric supply aggregation, which is permitted by Orange Township.  Residents seeking to designate a supplier for their electricity should contact their selected supplier directly. * Natural Gas Service: Suburban Natural Gas (740) 548-2450 Handles natural gas supply for our community with individual meters located outside each condominium unit.  Condominium owner natural gas accounts are established by the resident and Suburban Natural Gas Company. [Resident Responsibility]

 

* Internet and Cable Service: Spectrum Cable (888) 406-7063  Handles cable internet and television service for our community.  This is the only cable service provider that currently has infrastructure to serve The Ravines. [Resident Responsibility]

 

* Trash and Recycling Service: Rumpke Waste Removal & Recycling (614) 873-6541 Handles garbage and recycling pickup for our community.  No special pickup for yard waste; picked up as part of trash.  Pickup day is Thursday; bins must be set curbside by 8:00 am day of pickup. [Resident Responsibility]

* Turf Fertilization & Weed Control: NexGreen Turf Maintenance Performs fertilization and weed control applications during the Spring, Summer and Fall to all common elements grassy areas.  [Association Responsibility]
